Pleroma Property Investments Pty Ltd was founded in 2021 with a vision to create beautiful, meaningful places to live—places that benefit communities and repair the natural world, one site at a time.

The Greek word «πληρωμα» (pleroma) means “to fill” or “to bring to completeness”—reflecting our commitment to creating places that embody the fullness of life and flourishing. This philosophy guides every aspect of our work, from site selection and design to long-term community and environmental outcomes.

Yes – your Self-Managed Super Fund (SMSF) can invest in assets such as property, shares and managed funds, as long as:

  • The investment meets the Sole Purpose Test (benefits members’ retirement only).
  • It aligns with your SMSF’s investment strategy.
  • It complies with ATO rules, including restrictions on related-party transactions.

The current minimum investment for qualifying investors is $25,000 AUD which represents one share in Pleroma Property Investments Pty Ltd. This gives you exposure to our entire portfolio of properties and development projects with returns from development profits, capital growth and rental income streams. For equity partners, minimum investment thresholds vary by project, but typically range from $500,000 to $5M AUD. For wholesale investors, higher-level opportunities are available with prioritised returns.

The minimum investment period depends on the type of investment you choose:

  • Shares in Pleroma Property Investments Pty Ltd (the parent company): Minimum term of 3 years
  • Individual project investments: Typically range from 15 to 18 months, depending on the project lifecycle
  • Joint venture (JV) participation: Timeframes vary and are agreed on a case-by-case basis, based on project scope and structure

These timeframes are designed to allow for appropriate capital deployment, project execution, and return realisation. Early withdrawal is generally not expected, though exceptions may be considered in special circumstances (see: What happens if I need to exit early?).

All investment terms, including timing, are detailed in the relevant Information Memorandum (IM) or investor agreement.

We primarily work with wholesale and sophisticated investors as defined under the Corporations Act 2001 (Cth). However, we may also offer select opportunities to a limited number of non-sophisticated investors who align with our values and vision. These opportunities are structured in accordance with the 20/12 rule and $2 million cap exemption under Section 708 of the Act, allowing for personal offers to up to 20 investors in any 12-month period, not exceeding $2 million in total investment.

Returns can vary significantly depending on the nature of the project, timing, structure, and market conditions. At Pleroma, we focus on mid-scale development projects designed to deliver excellent financial outcomes alongside positive social and environmental impact.

Historically:

  • Australian residential property has delivered ~7–8% capital growth per annum, with total returns (including rental income) in the range of 9–11% p.a. over the past 30 years.

At Pleroma, our projects are structured to aim for the upper end of this development return range, without compromising on quality or long-term impact. However, all returns are project-specific and subject to risks.

Team members have delivered or overseen projects with a combined value exceeding $500 million, including commercial retail projects, institutional projects, townhouses, apartments and land subdivisions. Case studies and Director C.V’s are available upon request.

We manage risk through detailed feasibility modelling with sensitivity analysis, disciplined capital structuring, and conservative debt levels. Our experienced team engages trusted consultants, conducts rigorous due diligence, and embeds contingency allowances in every project. Transparent reporting and professional oversight ensure risks are proactively identified and managed throughout the development lifecycle.
Depending on the structure, you may receive equity shares, a mortgage-backed position, or priority rights under a unit trust. We work with legal and financial advisors to ensure transparent, legally compliant structures.
We provide quarterly project updates and financial reporting, and our investors have direct access to our Chairman for strategic discussions. Key milestones are communicated in real time, and we offer additional briefings or Q&A sessions when appropriate. Transparency, respect, and long-term alignment are at the core of our investor relationships.
Absolutely! We welcome site visits by appointment and hold periodic investor briefings both on-site and online.

Our approach combines strategic discipline with ethical intent. We leverage data-informed site selection, strong partnerships with trusted consultants and builders, and hands-on project management to deliver tightly managed, high-performing developments.

Every project aims to protect and grow investor capital while contributing positively to the broader ecosystem. While our minimum investment term is 3 years, we recognise that personal circumstances can change. If you need to exit early, your investment may be converted to a loan to the company. Following appropriate notice, the funds will be returned with interest—calculated at a margin of 2% above CPI, or 1.5% above the RBA cash rate, whichever is greater—based on the period the funds were utilised.

While Pleroma operates with a lean and transparent model, some fees may only be determined at specific points in the investment lifecycle—particularly at exit or revaluation events.

These may include:

  • Administration and compliance costs
  • Legal or structuring fees
  • Portfolio valuation fees (e.g. to assess capital growth at exit)

Because these costs depend on factors such as portfolio size, market conditions, and timing, they may not be fully known at the time of issuing the Information Memorandum (IM). However, any such fees will be clearly itemised and deducted transparently and fairly, only as required to facilitate your investment or withdrawal.
